1. Introduction

These Terms & Conditions (“Terms”) govern your use of housifyhub.com (“the Platform”), operated by [COMPANY NAME] (“HousifyHub,” “we,” “us”). By registering or using the Platform, you agree to these Terms.

2. The Platform

HousifyHub is an online marketplace connecting property landlords and sellers with potential tenants and buyers in Kenya. We provide the platform only — we are not a real estate agent, broker, or party to any rental or sales agreement between users.

3. User Accounts

  • You must register an account to list properties or save favourites.
  • You are responsible for keeping your login credentials secure.
  • You must provide accurate and truthful information during registration.
  • One person may only hold one account per role (landlord / visitor).
  • We reserve the right to suspend or delete accounts that violate these Terms.

4. Landlord / Lister Rules

By listing a property on HousifyHub, you confirm that:

  • You are the owner of the property or are authorised to list it on behalf of the owner
  • All listing information (price, location, photos, description) is accurate and truthful
  • The property is genuinely available for rent or sale
  • You will not list the same property multiple times simultaneously
  • You will not use the platform to advertise illegal properties or activities

Listings expire automatically after 30 days. To keep a listing active, it must be renewed and the listing fee paid again. This policy exists to keep the platform free of ghost listings.

5. Listing Fees

  • Basic listing: KES 200 per month
  • Premium listing: KES 500 per month

Fees are non-refundable once a listing has been published. Payments are processed via Pesapal (M-Pesa and card accepted). HousifyHub does not store payment credentials.

6. Prohibited Content

The following is strictly prohibited on HousifyHub:

  • False, misleading, or fraudulent listings
  • Listings for properties you do not have authorisation to list
  • Discriminatory listings (based on tribe, religion, gender, nationality, or other protected characteristics)
  • Any content that violates Kenyan law

Violations may result in immediate account suspension and removal of listings without refund.

7. Disclaimer of Liability

HousifyHub is a listing platform only. We do not verify the accuracy of all listings and are not responsible for:

  • The accuracy or completeness of property information provided by landlords
  • Any transactions, agreements, or disputes between landlords and tenants/buyers
  • Loss or damage arising from reliance on listings on the platform
  • The condition, safety, or legal status of any listed property

Users are advised to conduct their own due diligence before entering any rental or purchase agreement.

8. Intellectual Property

  • HousifyHub owns all rights to the platform design, code, and branding.
  • By uploading photos or other content to the platform, you grant HousifyHub a non-exclusive licence to display that content on the platform.
  • You confirm you own or have the right to use any content you upload.

9. Account Deletion

You may delete your account at any time from your account page. Upon deletion:

  • All your listings will be permanently removed
  • Your personal data will be deleted within 30 days (see Privacy Policy)
  • Active listing fees are non-refundable upon voluntary account deletion

10. Changes to the Platform and Terms

We reserve the right to change these Terms, pricing, or platform features at any time. Registered users will be notified of significant changes via email. Continued use of the platform after changes constitutes acceptance of the updated Terms.

11. Governing Law

These Terms are governed by the laws of Kenya. Any disputes shall be subject to the jurisdiction of the Kenyan courts.
