Houses & Apartments for Rent in Nairobi

Nairobi market guide

Local market context, compiled and checked by the HousifyHub team.

Nairobi is Kenya's largest and most liquid rental market, spanning everything from diplomatic-standard suburbs to budget bedsitters near the city's industrial and transport corridors. Rents vary hugely by area — a one-bedroom apartment can cost anywhere from around KES 12,000 in an outer estate to KES 80,000+ in Westlands or Kilimani — so location is the single biggest driver of price. Satellite towns along the Nairobi Expressway and commuter-rail corridor (Ruaka, Syokimau, Ongata Rongai) have seen some of the fastest rental growth recently as more tenants trade a longer commute for lower rent.

Inner residential ring

Kilimani Kileleshwa Lavington Westlands Parklands

Nairobi's busiest mid-to-upper apartment market — close to the CBD, Ngong Road and Waiyaki Way employment hubs. Kileleshwa typically runs 5–15% cheaper than neighbouring Kilimani for a comparable unit. Parklands has historically been one of the city's most diverse residential areas.

Diplomatic & executive suburbs

Karen Runda Muthaiga Gigiri

Low-density, mostly standalone houses on larger plots rather than apartment blocks — home to much of Nairobi's embassy and UN-agency presence around Gigiri. Rents sit well above the apartment-based areas above.

Mid-market & satellite towns

South B South C Syokimau Rongai

A more affordable step down from the inner ring, popular with young professionals and families. Fast-growing commuter towns along the expressway/rail corridor (Ruaka, Syokimau, Ongata Rongai, Athi River) posted some of the strongest quarterly rental growth in Nairobi in the HassConsult Q2 2026 index.

Budget & entry-level areas

Kasarani Roysambu Embakasi Pipeline

The city's most affordable bedsitters and studios, popular with students and single income-earners. Expect higher tenant turnover than the inner ring, but consistently strong demand.

AreaTypical monthly rentNotes
Westlands KES 115,000 Typical 2-bedroom; established corporate/diplomatic tenant base
Kilimani KES 92,000 Typical 2-bedroom; one of the busiest apartment markets in the city
Lavington KES 85,000 Typical 2-bedroom; greener, more spacious than Kilimani
Kileleshwa KES 78,000 Typical 2-bedroom; usually 5–15% below comparable Kilimani units
Karen / Runda / Muthaiga KES 250,000 Standalone executive houses, not apartments
South B / South C KES 48,000 Typical 2-bedroom; popular with young professionals and families
Syokimau KES 33,000 Typical 2-bedroom; demand tied to commuter-rail reliability
Embakasi / Pipeline KES 28,000 Typical 2-bedroom; high tenant turnover, strong ongoing demand
Kasarani / Roysambu KES 20,000 Typical bedsitter/studio; larger units cost more

Renters range widely by area: Kilimani, Westlands and Lavington attract young professionals, expats and corporate tenants who value proximity to work and nightlife; Karen, Runda and Gigiri house senior executives and the diplomatic/UN community in larger standalone homes; South B, South C, Syokimau and Ongata Rongai draw young families and mid-income professionals trading some commute time for lower rent; and Kasarani, Roysambu, Embakasi and Pipeline are dominated by students and single income-earners seeking the lowest available rents within reach of the city.
