Nairobi is Kenya's largest and most liquid rental market, spanning everything from diplomatic-standard suburbs to budget bedsitters near the city's industrial and transport corridors. Rents vary hugely by area — a one-bedroom apartment can cost anywhere from around KES 12,000 in an outer estate to KES 80,000+ in Westlands or Kilimani — so location is the single biggest driver of price. Satellite towns along the Nairobi Expressway and commuter-rail corridor (Ruaka, Syokimau, Ongata Rongai) have seen some of the fastest rental growth recently as more tenants trade a longer commute for lower rent.
Inner residential ring
Nairobi's busiest mid-to-upper apartment market — close to the CBD, Ngong Road and Waiyaki Way employment hubs. Kileleshwa typically runs 5–15% cheaper than neighbouring Kilimani for a comparable unit. Parklands has historically been one of the city's most diverse residential areas.
Diplomatic & executive suburbs
Low-density, mostly standalone houses on larger plots rather than apartment blocks — home to much of Nairobi's embassy and UN-agency presence around Gigiri. Rents sit well above the apartment-based areas above.
Mid-market & satellite towns
A more affordable step down from the inner ring, popular with young professionals and families. Fast-growing commuter towns along the expressway/rail corridor (Ruaka, Syokimau, Ongata Rongai, Athi River) posted some of the strongest quarterly rental growth in Nairobi in the HassConsult Q2 2026 index.
Budget & entry-level areas
The city's most affordable bedsitters and studios, popular with students and single income-earners. Expect higher tenant turnover than the inner ring, but consistently strong demand.
